Maintenance & Utilities

Maintenance - The more maintainence tasks owners can perform themselves, the more money they save. Plumbing, electrical, sewer, appliances, carpentry, and so on all require hand tools, power tools, and parts. Maintaining the grounds requires mowers, trimmers, chain saws, tractors, trailers, and small road smoothing equipment. The shop building serves as the storage point for most of the tools, equipment, and parts. Built on a cement slab, the 20 x 24 metal shop building has two barn doors, plus one single side entrance.

Plastic Welding - Included in the purchase is a special welder-like machine used to mend plastic watercraft. While plastic watercraft are the toughest float craft available, they still need repairs due to cracks, scraps, gouges, etc. Repairing is far more cost-effective than even buying used watercraft.

Electrical Service runs in from highway pole lines to poles within the resort. There are a total of five meters. On the upstream side there is a meter for the owner's home, and one for all the other buildings on that side of the bridge. On the downstream side there is one meter for the pavilion and the camping sites having electric service, one for the Chalet Cabin and store, and one for the Bunk House, Ozark Cabin, and the bath house. All buildings have standard breaker boxes. Electrical drops from highway lines run to poles on the property, then all feeds to buildings run underground.

Water Supply is from two separate wells, one on the upstream side of the bridge, one on the downstream side of the bridge. Both wells have 220 gallon chlorinating holding tanks with automatic chlorination injection. Wells and distribution equipment are in full compliance with Arkansas Department of Health and EPA Safe Drinking Water Act regulations and standards.

Both well houses are 8 x 8 on a slab foundation, log siding over frame, insulated, metal roofs, outside faucets, circuit breaker boxes, and have inside and outside lights. A large powered exhaust vent is in the roof with an air intake on the side. This vent is really an access to get to the well pipe if necessary, but serves as a vent too.

Sewers - The four septic systems on the property are all standard gravity flow systems having a holding tank and septic fields. The owner's home is on one system. The River Home Cabin, cabins 1, 2, 3, and the Deluxe River Cabin are on the second system. The store, the RV sites, and the Chalet Cabin are on a third system. The Bunk House, the bath house, and the Ozark Cabin are on the fourth system.

It is possible to install an aerobic septic system that does not use field lines. Such systems can process 1,500 gallons of effluent or more per day. Installing such a system would make it possible to build several more cabins.

Water shut-off valves, sewer clean-outs, and electrical service for each cabin is easily accessible.

Satellite TV (Dish TV) - Signal distribution comes from several dishes. One dish signals cabins 1, 2, 3, and the Deluxe River Cabin. Another dish signals the River Home Cabin. The owner's home is on a separate Dish TV contract. One dish signals the Chalet, another dish signals the Bunk House and the Ozark Cabin. The store has it's own dish and is on a separate contract.

Propane Gas Tanks - Six liquid propane gas tanks are on the property. All buildings except the shop and the Bunk House use propane for one or more of heat, cooking, or hot water. Three of the tanks are owned, three are leased. The owned tanks are a 115 gallon tank for the Chalet Cabin, a 125 gallon tank for the Ozark Cabin, and a 150 gallon tank for the store. Of the leased tanks there is one 250 gallon tank for the River Home Cabin, one for the three River Cabins and Deluxe River Cabin, and one for the owner's home.

Garbage - Dumpsters are emptied once a week by a local company who rents several sizes of containers.

Internet - DSL speed in the area is typically 1 meg for download, and 560K for upload. There is no cable TV in the immediate area. Satellite Internet is available, but is slow and expensive.
