| Listing #1 - Canoeing Resort Roads & Driveways
Photo above is looking downstream from the upstream side of the resort toward the downstream side camp sites and riverfront lawn. The dirt surface drive going under the bridge is what connects the upstream portion of the property with the downstream side without having to cross the highway. The current owners have plans to move the drive over to the right and use the current road position for additional riverfront camping sites.
Photo above: This is what the drive looks like from the bridge. Note the canoes, this is the canoe launch. This drive curves around out of the photo right edge going up to the parking lot and store area. The two smaller drives on each side of the pavilion lead down to the camp sites. The property soil is a mixture of river sand, clay, and small gravel. There are no large rocks or ground ledge rock except on the water line. Roads are easy to maintain with small tractors with grading implements. From time to time it is necessary to have a few loads of gravel brought in, but not on a regular basis.
Photo above, left to right: Photo left shows the parking lot area right below the store. The entrance on highway left leads to the store. From the guard rail all the way up to where the road curves out of side is the property line. This stretch is about 600 feet of highway frontage. The upper right side entrance leads to the owner's home and the upper canoe storage spot (at the school bus). The owner's home is just barely visible in the trees above the school bus. The lower right side entrance leads to the lower canoe storage spot, and also to the upstream end cabins and camp sites. Arkansas Highway and Transportation Department, Planning Division traffic counts show an average of 500 to 550 vehicles pass this location daily. Right of Way - Note the location of the wooden fence in front of the vehicles in photo left. This is the property boundary. The space between the highway center line and the fence is the State's highway right of way space.
