Lodging Summary
Of the resort's ten lodging units eight are full housekeeping, meaning they have fully
furnished kitchens. The "housekeeping" also implies there is no daily maid
service so guests do the housekeeping themselves. This is standard for the area's lodging
industry and many guests prefer it because of the extra privacy.Units 8 and 9 are classified as "sleeping rooms" because they do
not have kitchens, but between units 8 and 9 is a common kitchen so that these units can
be rented with, or without a kitchen.
There are eight one room units, and 2 two bedroom units. These ten
rental units are configured in five buildings as follows: Units 1, 2, and 3 share a
building; Units 4 and 5 share a building; Units 6 and 7 share a building; Units 8 and 9
share a building; and Unit 10 is a separate cabin. Outside all units have decks with deck
furniture, BBQ grills, electrical outlets, and gravel parking sites.
All units have line boxes for telephone connections.
Occupancy Capacity
Total nightly capacity is up to 44 persons in existing beds, but if roll-away beds are
used total capacity can run as high as 50 persons. There is enough parking for guest
vehicles at full capacity.
The fact that all units are connected to city sewer is a major
advantage during sustained peak occupancy. Many resorts on septic systems cannot sustain
peak occupancy for long periods due to septic loads.
Utilities
Units 2, 3, 4, 5, 6, and 7 have propane heat, cooking, and hot water. The resort owns a
1,000 gallon propane tank for supplying these units. Units 1, 8, 9, 10 are all electric.
All electrical entrance panels are 100 amp circuit breakers. There
are four electric meters: 1 on unit 10, 1 for units 8 and 9, one for units 1 through 7,
and 1 for the owner's home.
The resort still uses the original water well, which is in
compliance with all health department requirements, including chlorinating equipment.
However, city water access is just across the road. Estimated cost for connection to city
water is $2,500. The owners have not switched to city water because the well is less
expensive and the well water tastes better!

Unit 1
A good lake view, a wood-burning fireplace, and a large kitchen make unit 1 a
favorite with many guests. Referred to as "the Apartment" unit 1 has 2 bedrooms,
1 full bath, a good-sized living/dining room with fireplace, a large full kitchen, and a
screened porch. Color cable TV is in the living room.Unit 1
shares the building with units 2 and 3. Unit 1 is actually a 830 sqft. fully finished
walk-out basement with units 2 and 3 above it. The building is wood frame on a poured
concrete slab. Unit 1 walls are painted drywall and paneling. Flooring is carpet except
for vinyl flooring in the kitchen and bathroom. When the resort was first built in 1965
Unit 1 was the owner's home. Air conditioning is from two wall units, heating is electric
baseboard. |

Unit 1 sleeps up to 7 people and rents
for about $70 to $95 per day depending on the total number of guests in the party. Both
bedrooms have one double bed. The living room has a double sleeper sofa, and a twin
roll-away bed is available when needed. |

| The kitchen is larger than what is found in many resort
units. Appliances include a full size refrigerator with a separate freezer top, a four
burner electric range with oven, toaster, microwave, and a drip coffee maker. Counter
space and several cupboards, and a double stainless sink give room for preparing group
meals. |
