
Front yard offers expansion room with city sewer and water
The Land
The approximate 1.5 acres is on top of a long flat forested ridge rising above
Bull Shoals Lake. At approximately 780 feet above sea level, the resort is about 130 above
the average lake level of 650' above sea level. Top soil depth is unknown but no large
rock outcroppings are found on the property.
Swimming Pool
The 18' x 36' pool (built in 1986) has a poured concrete bottom and sides with
vinyl lining over the cement sides. The shallow end is 3 feet deep, the deep end is 5 feet
deep. Three sides of the cement deck around the pool are 8' wide, the fourth is 12' wide.
A 4' high chain link fence encloses the pool area. Deck furniture includes basic quality
chairs and umbrella tables. The pool can be filled from the water well, which avoids the
cost of filling the pool with city water.

Malibu ground lights and four overhead lights allow night use of the
pool.The filter (200 pound sand) and pump (1 HP Haywood) were re-built six years ago and
are in good working condition. The pool comes with a cover that's in good condition as
well. Outdoor lighting has been installed in the pool area and around the house and office
entrances.
Parking
A drive extends from one end of the resort to the other. Around each unit is
ample parking for vehicles and boat trailers. The drive and parking areas are all gravel.

Yards
The front yard is a large mostly flat grass area with tall hardwoods and some large red
cedar trees. Park benches and an adult wooden swing allow guests to relax under the trees,
and a sandbox gives children a place to play in the sand. Many guests have picnics and
cookouts in this yard.
Because of the city water and city sewer connections it is possible
to add additional units in this front yard area and still have room for parking.
The back yard area faces the lake and borders the U.S. Army Corps of
Engineers land. Between the units and the border there is enough room to make additions to
the existing units. The back yard is currently all in grass except for the owner's
vegatable garden.
Storage Sheds
Handy for mowing equipment and storage is a 9' x 12' shed. A second 10' x 15'
foot shed serves as a workshop.
Surrounding Neighborhood
Two sides of the property bound on paved city streets which run through quiet residential
property areas. The third side bounds with another small lodging facility having two
units. The fourth side bounds on the Army Corps land which is all wooded. Two restaurants
are within walking distance.
The main highway is about 200 yards from the property. However, the
amount of daily traffic flowing past the resort is low. For the most part the neighborhood
is residential and quiet.
Zoning
The City of Bull Shoals maintains a special C-4 zoning for small resort operations in
residential areas. Under C-4 the only commercial use of the property allowed is for small
resort operations.
Utilities
Cable TV, broadband, city water, city sewer, city natural gas are all available
at the property. The resort currently does not use city water as the water well passes all
health department standards, and it is less expensive to use well water. The resort
currently uses propane instead of city gas for some of the ranges, heat, and hot water.
Trash pickup is by dumpster at the property.
Public Services
Fire protection is from the Bull Shoals Volunteer Fire Department, police protection is by
City of Bull Shoals Police Department. Crime is low.
Termite Contract
All buildings are under a current termite protection and inspection program maintained by
a licensed and certified termite control company. To the best of everyone's knowledge
there has been no termite infestation.
Construction History
The original resort, built in 1965, was what is now units 1 through 7. The owner's home
then is what is now unit 1. "Part one" of the house construction was in 1969 and
included the living room, office, kitchen, master bedroom, and laundry. "Part
two" of the house construction was in 1993 when the two additional bedrooms were
constructed. The building housing units 8 and 9 were added to the resort in 1991. Unit 8
was first a game room and later converted to a sleeping room. Unit 10 was built in 1994.
Throughout the years all the buildings have been well maintained. |
