3 Steps For More Information
And Showings:
1. Phone Me with questions.
I'll discuss financials and other topics with you in detail. Pre-qualification is
necessary only if you decide to come for a showing.
2. Pre-Qualification is
planning how to finance a resort purchase - commercial loan, cash, or a 1031. I'll discuss
these options with you when you call. Pre-qual is necessary prior to showings.
3. Showing By Appointment is
the only way I can guarantee you that I'll be available when you come to town. I am rarely
available on "spur of the moment". Please phone me for showing appointments
before you come to town!

This mini resort will not make you rich, but it will generate a nice
income supplement! You won't have to work hard, and you'll have a comfortable home. If you
want to be semi-retired, or if you have a full time job but want a way to earn extra
income at home, give this property serious consideration.
This is an operation that can be smoothly run by a husband and wife
or a family. There are six cabins, a laundry cabin, and 5.5 acres giving a lot of room for
expansion. Everything is in clean working condition.
Norfork Lake public access is a half-mile away. The property has 425
feet of highway frontage which has an annual average of 2,700 vehicles passing by per day.
The location is popular with lake tourists because there are several convenience stores,
restaurants, two full service marinas, and gasoline sales - all within a minute or
two from this property.

Land, and a lot of it for expansion
RV Spots
There is plenty of land for at least 10 RV spots, and perhaps as many as 15 to 20. Only an
accurate engineer's plan will determine the exact number of possible spots. However there
are no city or county restrictions which prevent installing RV spots. The major
considerations for RV spot construction are the cost of installing water, septic, and
electrical hookups, as well as dozing in driveways and parking pads.
A Wal-Mart Super Center, Lowe's, Home Depot, and several other
retail stores and restaurants are less than 10 minutes away. The Mountain Home School
District school bus stops close by. The hospital and downtown Mountain Home are about 20
minutes away.

A comfortable Owner's Home
About 4.5 of the 5.5 acres of land is buildable. The existing
buildings occupy about 1 acre of the land.

Six income producing cabins. The orange pipe is
an ash tray.
The six cabins are in good condition. The appliances, furniture, and
linens are all in excellent condition. The well is located in an insulated well house. The
well and all related equipment is up to current Arkansas Department of Health regulations.
