Operation Layout
The property fronts some 425 feet of a paved highway having an average daily
traffic flow of 2,700 vehicles. Between the highway and the gravel parking area in front
of the cabins is a large yard with nothing on it. The yard area is buildable and has level
highway access. The land slopes gently from the highway down to the back line. A wide
gravel drive and parking area is in front of the cabins. There is room for vehicle and
boat trailer parking. Behind the cabins is a large grass yard facing the woods. |

Drainage
Because of the slope rain water runs toward the cabins. However the cabin area has been
well drained for years so water has not run inside the units. Run off is well dispersed so
erosion has not occurred. Moreover the slope is not really steep enough to cause erosion. |

Expansion Room
The 5.5 acres is gently sloped. All of the land is buildable. There's room for several
more cabins and their related septic fields. Several large hardwoods as well as plenty of
younger growth ensure shade for years. The land would also work well for nature trails and
gardens.RV Spots
There is plenty of land for at least 10 RV spots, and perhaps as many as 15 to 20. Only an
accurate engineer's plan will determine the exact number of possible spots. However there
are no city or county restrictions which prevent installing RV spots. The major
considerations for RV spot construction are the cost of installing water, septic, and
electrical hookups, as well as dozing in driveways and parking pads. |

Well station
Water Supply
The water well supplies the owner's home and all cabins. City water is not available in
this area. The well and all related equipment has been recently upgraded to include a
chlorinating system, and it meets all requirements as enforced by the Arkansas Department
of Health. Water quality tests show that the water is fit for human consumption.In the photo above the well is inside the round cement column on the cement
pad. The 8x12 well house is a metal shed with a poured cement floor, is insulated, and
contains the well electrical system and chlorinator, all of which are new within the last
3 years and in excellent operating condition.
Septic Systems
The operation uses three standard gravity flow septic systems. All three systems are in
good working order. The owner's home is on one system, the cabins are on the other two.
Storage Buildings
A wood 18 x 20 barn is used for storage and has a small
workshop. An 11x15 metal shed is also used for storage. |
