| FAQ#3 - Why Do We Have FSBOs On 2Cooleys? I was first licensed as an active real estate agent in March of 1994.
Six years later, in February 2001, I decided to go on inactive licensee status. At that
time I had seven resorts listed. I went inactive because in so many cases the hefty 10
percent real estate commission was enough to kill the deal. My goal was to find a better
way to sell resorts. Rather than list resorts I decided to offer For Sale By Owner
programs. I did this for four years and put many resorts on the market as a consultant.
During this four year period I continued to get many
phone calls from people who wanted to buy resorts. Most of them wanted help from an
experienced agent as they were not comfortable dealing with owners directly. A buyer would
call me and ask questions about a resort that the owner had just shown them. Then, not
long after I got off the phone with the prospective buyer, the owner of the resort the
prospect had just called me about was on the phone asking me questions.
Because I my license was not active I could not
answer their specific questions. After four years of this I finally realized that the For
Sale By Owner solution was not a very good solution for most people, both owners and
sellers. Using new technologies, I developed listing programs that would not require that
expensive 10 percent commission. In April of 2005 I re-activated my real estate license
and did away with the OMW For Sale By Owner program.
However, when I posted the For Sale By Owner
advertisements on Cooley's Resorts For Sale, I promised owners the ad would stay up until
their resort sold or they took it off the market. As is frequently the case, some resorts
and tourism properties take time to sell. That is why you see For Sale By Owner ads on my
site.
Regarding why there are other real estate agencies
advertising on my site, those are For Sale By Owner ads that were taken over by real
estate agents before I re-activated my license. I am honoring my promise to keep the ads
up until the properties sell, or until the owners take them off the market. Once these
properties sell you will no longer see any listings on Cooley's except my own property
listings.
