Lake Views

The entire property can have views like
this one if the trees are cut down.
Potential Lake Views
While the lake is visible from all parts of the property, the best views are currently
from the lower (front) portion of the land closest to the lake. Cutting down several trees
would open up spectacular lake views for the entire property. However, one would need to
seriously consider the trade-off between views and shade!

Topography
Listing #2 Resort is 3.1 acres of gently sloped ridge top land overlooking the main
channel of Norfork Lake. Another 2.7 acres is nearly flat. Elevation is about 750 feet
above sea level which puts the cabins about 200 feet above the average lake waterline.
Because of this elevation, and because the property faces the southwest, gorgeous sunsets
over the water are a common site.

Due to slope of ridge tree tops will not
grow to block views
Tree Growth Not An Issue
Another advantage of the Listing #2 Resort elevation is that trees cannot grow high enough
to block the lake view, a common problem at some lake properties. The front of the
property angles downward sharply toward the lake compared to the back of the property,
thereby creating a very desirable aspect to view protection. Since the Corps does not
allow tree cutting, and since the Corps land always lays between the lake and private
property, and since beautiful lake views add considerable value to a property, tree growth
is a major issue on this lake. View properties not threatened by long-term tree growth
bring a premium price.

Panoramic sunsets like this one are
common at Listing #2.
