Dock
A good dock is essential to small resort success. In my
opinion a lodging operation is no longer a small resort if it does not have some type of
private water access. Without private water access of some type the operation becomes a
roadside motel. Also important is access to the dock in any water level. As lake levels
rise and fall various docks will experience access issues. But not this one!

Listing #2 dock floats on the main lake channel
This 12 stall boat dock will
last for many more years. It has a welded galvanized steel frame, a steel roof, treaded
lumber walk ways, and foam floats, all of which are in excellent condition. The dock
exceeds all ACE (Army Corps of Engineer) regulations. Like all docks on ACE lakes, this
dock floats on foam blocks so that it can be positioned properly as lake levels rise and
fall. All cables, winches, and anchors are in excellent condition.

Six of the twelve stalls are 24 feet deep,
the other six are 20 feet deep. These deeper stalls are in demand because of today's
longer pleasure boats. Stall widths vary from 8 to 12 feet. Overall the dock measures 44'
wide by 86' long. The swimming/fishing deck measures 6' feet wide by 44' long. The swim
deck is illuminated and has a swim ladder. While Listing #2 has a swimming pool, many
guests enjoy swimming in the lake. Others enjoy fishing off the deck as well as in the
stalls. Boating, fishing, and lake swimming are all activities which add to gross annual
sales because guests want to do all three, and without a dock these activities are not as
convenient.

Water Level Issues
Because the water levels on Norfork Lake can vary considerably from low to high, it
is not uncommon for either low water or high water to cause problems for resort dock
owners. When water is high, dock parking lots and roads are under water. When water is
low, docks may become stranded and unusable. The Listing #2 dock will never face this
problems because it is on the main lake channel, and because of the trolley. No matter how
high, or how low the water levels get, the Listing #2 Dock will always be accessible and
useable.

Excellent Dock Fishing
One of the reasons many guests return to Listing #2 is the dock fishing is so good
they feel no need to fish anywhere else. Several species of sportfish school under the
dock. The rock structure under the dock, and the dock itself, give fish an excellent
protected habitat. Bait fish are also plentiful. As a result, the fishing from the Listing
#2 dock is excellent. The dock has a fishing cleaning sink with pumped water.
